Commencing 150 feet North of the Southwest Corner of the Southeast quarter of Section 15, Township 23 South, Range 2 West, Salt Lake Base and Meridian; thence North 180 feet; thence East 660 feet; thence South 230 feet; thence West 369.60 feet; thence North 150 feet; thence West 290.14 feet to the point of beginning. Containing 4 acres, more or less.

The current beneficiary of the trust deed is Rose Acceptance, Inc., and the record owners of the property as of the recording of the notice of default are Sandra Jean Kelly and Lowell Allerton Kelly.
Bidders must be prepared to tender to the trustee $5,000.00 at the sale and the balance of the purchase price by 12:00 noon the next business day following the sale. Both payments must be in the form of a cashier’s check or money order. Cash and Bank “Official Checks” are not acceptable. A trustee’s deed will be made available to the successful bidder within three business days following receipt of the bid amount. The sale is made without any warranty whatsoever, including but not limited to any warranty as to title, liens, possession, taxes, encumbrances, or condition of the property. The sale is subject to a workout reinstatement, payoff, sale cancellation or postponement, incorrect bidding instructions, bankruptcy, or any other circumstance of which the trustee is unaware.
